The suburb in one honest read
Wilston is one of Brisbane’s smallest inner suburbs: about 1.4 square kilometres and roughly 1,600 dwellings, most of them pre-war timber cottages and Queenslanders on an elevated ridge with city glimpses. Much of the suburb sits under Brisbane’s traditional building character controls, which means the streetscapes are protected and pre-1947 homes are rarely approved for demolition.
Almost three quarters of dwellings are separate houses, two thirds of households own their home, and over half are couples with children. It is, plainly, an owner-occupier family suburb, and it behaves like one: people buy in for the school and the village and then stay.
The village strip on Kedron Brook Road holds the cafes and dinner spots, and the suburb reads as leafy, quiet and close, ten to fifteen minutes from the CBD by car and eleven by train.
What it costs right now
The median house price is just over $2 million ($2,027,500 on PropTrack data for the 12 months to April 2026), up 2.4 percent on that series for the year. CoreLogic’s series reads the same year stronger, closer to nine percent; with only 54 house sales a year, small samples make Wilston’s growth numbers jumpy, so we treat the level as reliable and the year-to-year swing as noise. The five-year picture is unambiguous: up more than 80 percent.
The unit market barely exists, around 14 sales a year, so quoted unit medians swing wildly between sources (recent figures range from the high $700,000s to the high $900,000s). If you are buying a Wilston unit, price the building on its own sales, not the suburb median.
Houses average about 25 days on market, and under one percent of the suburb’s houses are listed at any moment. Scarcity is the defining condition of buying here.
Who Wilston suits
Upgrader families are the core market, and the Wilston State School catchment is the engine: the school ranked 17th in Queensland on the 2024 NAPLAN results and manages enrolment near its cap. Professionals working in the CBD or at the Royal Brisbane and Women’s Hospital (one suburb south) buy here for the commute. Renovators come for character homes on 400 to 800 square metre blocks, many 600-plus.
The honest counterpoint: there is very little for apartment buyers, and the entry price for a liveable house now starts well north of what neighbouring Grange and Newmarket ask for similar bones.
Getting around
Wilston station on the Ferny Grove line runs about every 15 minutes at peak and reaches Central in roughly 11 minutes, with Newmarket station on the suburb’s western edge as a second option. Buses including the 335 and 353 cover the gaps. By road it is ten to fifteen minutes to the CBD off-peak via Kelvin Grove Road or Lutwyche Road, and Kedron Brook Road is the local spine, with Newmarket Road and Days Road carrying the arterial traffic on the edges.
Schools
Wilston State School is the story: 17th in Queensland on the 2024 NAPLAN results, an enrolment cap, and a catchment covering Wilston, Newmarket and parts of Windsor that measurably drives buyer demand. In-catchment addresses carry a real premium, and catchment boundaries are checked, not assumed: verify the exact address on Education Queensland’s map before you pay for it.
St Columba’s on Kedron Brook Road is the Catholic primary. For secondary, Kelvin Grove State College is the common state option, and Padua College and Mt Alvernia College in Kedron are the nearby private choices.
Living there
The Wilston village strip on Kedron Brook Road covers coffee, dinner and the daily basics, with Newmarket Village (Coles and Reading Cinemas) on the western edge for the bigger shop. The Kedron Brook bikeway and its off-leash areas run the northern boundary, and around 14 percent of the suburb is green space across nine parks. It is a pram-and-bike suburb with a city skyline over the ridge.

Wilston is small, but the internal differences still decide value. What we watch:
The elevated ridge streets
The high streets north of the rail line carry the breezes, the city views and the best character and architect-renovated homes. This is the premium core.
Village-walkable streets
Anything an easy walk from the Kedron Brook Road strip and the station trades on lifestyle as much as land.
Watch: the creek fringes
Enoggera Creek forms the southern boundary and Kedron Brook the northern catchment, and 2022 flooded areas that 2011 never touched. Council updated its overland-flow mapping in September 2025, so check the exact lot on the Brisbane City Council Flood Awareness Map, especially on the low ground toward Newmarket Road.
Watch: the arterial edges
Streets abutting Newmarket Road and Days Road carry the traffic noise. The suburb is quiet enough that the contrast is stark.
Plan for: character-home rules
The traditional building character overlay protects the streetscape you are buying into, and it also constrains what you can demolish or change. Factor the renovation pathway and cost into the price you pay.
