Teneriffe in short

Teneriffe covers less than a square kilometre on a bend of the Brisbane River, 2.5 kilometres from the CBD. About sixteen woolstores went up along the waterfront between 1909 and the 1950s. The wool trade fell away from the mid-1960s, the buildings sold as development sites, and developers converted them into apartments between 1995 and 2006.

The 2021 Census puts 88.4% of dwellings here as flats or apartments and 10.0% as separate houses. So few houses sell that the median jumps from year to year. Most of the houses sit above the waterfront on Teneriffe Hill and Upper Bowen Terrace: merchants built on the ridge in the nineteenth century, workers cottages filled the slopes below, and owners have renovated most of both rather than replacing them.

Teneriffe stood as its own suburb until 1975, when Newstead absorbed it. It came back in February 2010. Anything recorded before then sits under Newstead, so a price series crossing 2010 compares two different maps. Listings still blur the two.

Teneriffe unit prices

The unit median is $1.10 million across 172 sales over the past 12 months on CoreLogic data, up 13.4%. At that volume the figure means something. It still covers a two-bedroom woolstore conversion and a new riverfront apartment alike, so the building matters more than the median.

Teneriffe house prices, and why 40 sales is not a market

The house median is $3.15 million, and it comes from 40 sales. In a suburb that is nine-tenths apartments, one riverfront result drags that number a long way. The same CoreLogic feed shows house values up 30.5% over the year. We do not read that as the market rising by a third: on 40 sales it is closer to noise, and an older snapshot of the same data put the median at $2.56 million. We publish both rather than pick one.

How long Teneriffe property takes to sell, and what it rents for

Houses take about 31 days to sell and units about 22, both averages rather than medians, and sources put the house figure anywhere from 27 to 71 days. Median rents run around $1,300 a week for houses and $800 for units.

Who Teneriffe suits

More than half the suburb rents, the median age is 37, and 38.2% of households are one person living alone. The family suburbs across the river look nothing like that. Downsizers who want space without a house do well here, as do buyers after a home no volume builder could produce.

Getting around Teneriffe

The Teneriffe ferry terminal on Commercial Road puts you on the F1 all-stops CityCat. It reaches Riverside in about 32 minutes, because it runs downstream through Bulimba, Hawthorne and New Farm Park first. The F21 cross-river service to Bulimba takes a few minutes and has run on KittyCat vessels since January 2025. The current terminal opened in January 2012, replacing the one the 2011 flood destroyed.

Buses beat the ferry for a straight run into town. The 60 Blue CityGlider and the 199 both terminate at the ferry, and the 309 links Teneriffe to the Royal Brisbane and Women’s Hospital. That route started in June 2025 when the old 470 was split, so older advice about bus numbers here is out of date. Teneriffe has no railway station. Fortitude Valley is the nearest, about a kilometre and a half away.

The free CityHopper does not stop at Teneriffe, though plenty of listings say it does. Brisbane City Council has retired that name, and the inner-city free service runs between Apollo Road and Riverside without calling here.

Teneriffe school catchments

New Farm State School on Heal Street is the state primary catchment for Teneriffe, and Fortitude Valley State Secondary College covers Years 7 to 12. That college opened in 2020 to serve the inner-city fringe and reached its full year range in 2025. Holy Spirit School on Villiers Street is the Catholic primary option.

We checked addresses at both ends of the suburb against the Queensland Government’s catchment map for 2026 and 2027, and both fall in the same schools. Newstead splits between two primary catchments and Ascot splits again, so a guide that treats the inner north as one catchment will mislead you a few streets away.

Both schools run enrolment management plans, so an in-catchment address is what secures a place. Boundaries change. Confirm the catchment for your exact address on EdMap, and the current enrolment rules with the school itself.

Living in Teneriffe: Vernon Terrace, Commercial Road and the riverwalk

Vernon Terrace runs the dining through the base of the woolstores, and Commercial Road handles the daily errands. The only supermarket inside Teneriffe is a Woolworths Metro, a convenience store rather than a weekly shop. For that you cross into Newstead for Gasworks or into New Farm for Merthyr Village. It catches out people who moved here to walk everywhere.

Teneriffe Park has been a council reserve since 1930 and holds a local heritage listing. The riverwalk south runs to the Brisbane Powerhouse and on into the city, rebuilt in 2014 to withstand a one-in-2000-year flood after the original broke free in 2011. The wharves have a second history: known as Capricorn Wharf until 1945, they were Australia’s largest submarine base.

Where the value changes inside Teneriffe

The gap between two addresses a block apart is where buyers without local knowledge lose money here. Check four things before you offer.

  • The building decides the value

    Each woolstore converted differently. W4 has a heated lap pool, gym and onsite management; others advertise no pool at all. Levies follow: agent listings quote roughly $4,400 to $7,500 a year at W4 and around $12,000 at Dakota, so an older building is no guide to what you will pay.

  • Renovating can need three approvals

    Most of the major woolstores went onto the Queensland Heritage Register in 1992. For a listed place a certifier cannot approve work without the Queensland Heritage Council, and the body corporate has to approve structural work and anything external on top of that. Budget for the process as well as the build.

  • Ask about the basement as well as the apartment

    Council maps four flood types across this suburb, including river and storm tide, because the reach here is tidal. In past events the damage in riverside apartment stock ran through basement car parks and ground-floor electrical and fire plant, which can put a building out of use while the homes above it stay dry. Run the Flood Awareness Map and a FloodWise report on the exact address, every time.

  • The Valley is next door, and it is a licensed precinct

    Fortitude Valley has been a Special Entertainment Precinct since 2006, and the rules there allow higher noise than the rest of Brisbane. Check whether your address sits inside that boundary, and inspect on a Friday evening.

Why use a buyers agent in Teneriffe

The building you buy into decides the purchase. The body corporate, the sinking fund and the heritage obligations change from one converted woolstore to the next. Pricing is the other problem: the house median comes from 40 sales a year, and the portals quote automated estimates well above what anything sold for.

Is Teneriffe a good suburb to buy in?

For apartment living with character and a short run into the city, yes. The converted woolstores are stock you will not find anywhere else in Brisbane. It suits you less if you want a yard or a full supermarket within walking distance. The building you choose matters more here than the suburb.

Are the woolstore apartments a good buy?

Often, but they are not interchangeable. Mactaggarts Place, Dakota, Ansonia, Saratoga, Winchcombe Carson, the London Woolstore, W4 and Teneriffe Village went through conversion at different times and to different standards, with different amenity and levies that run from about $4,400 to $12,000 a year. Judge the scheme first and the apartment second.

Does Teneriffe flood?

The suburb sits on the tidal reach of the river, and Council maps river, creek, overland flow and storm tide flooding across it. Homes here flooded in 2011 and again in February 2022. Ex-Cyclone Alfred in March 2025 was a rainfall and storm tide event for Brisbane rather than a river flood, so it says nothing either way about river behaviour. What is the difference between Teneriffe and Newstead?

They were one suburb from 1975 until Teneriffe was re-established in 2010, and the woolstore strip runs across the boundary, so agents market them together and older data files them together. Teneriffe holds most of the converted woolstores; Newstead is newer stock and, at the 2021 Census, almost entirely apartments.
