Negotiation Only

Property negotiation service in Brisbane

You've found the property. Now it has to be bought at the right price. Our property negotiation service gives you a straight read on what it's worth, then runs the negotiation with the selling agent for you.

Who it suits

For buyers who've done the finding

Negotiation Only picks up at the point most buyers feel least sure of themselves. The search is done and you know which home you want. What is left is the conversation that sets the price, and the selling agent has that conversation every week.

  • You found the home yourself, online or at an open home, and you want it bought well.
  • You've missed out before, or you think you paid too much last time.
  • You'd rather not go back and forth with the selling agent yourself.
  • You're buying from interstate or overseas and need someone in Brisbane at the table.

Still looking? Full Service Buying covers the search, the inspections and the negotiation.

What's included

What our property negotiation service covers

Valuation guidance from genuine comparables

We build a value range from recent settled sales that are actually comparable: nearby, similar in land size, condition and layout. You see the evidence behind the number.

Negotiation strategy and execution

We agree the opening offer, the conditions and your walk-away figure with you before we call the agent. Then we run the negotiation with the selling agent for you.

Contract terms and conditions advice

Price is one term in the contract. The settlement date, deposit, finance and building and pest conditions and the inclusions all carry value, so we negotiate them alongside the price.

How it works

How it works, from first call to signed contract

  1. 01

    Tell us about the property

Book a free discovery call and send us the listing. If we're not the right fit, we'll say so.

  2. 02

    We read the value

We pull the comparable sales, look at how the campaign has gone, and give you a value range in plain English.

  3. 03

We set the strategy with you

Opening offer, conditions and the figure you won't go past. You decide the limit. Our job is to hold it.

  4. 04

    We negotiate

We deal with the selling agent directly, so the price stays set by the evidence.

  5. 05

    The contract is signed

Once price and terms are agreed, the contract goes to your solicitor or conveyancer to finalise.

Whose side

The selling agent works for the seller

Put someone on my side
  • Real Estate Institute of Queensland
  • Buyers Agent Institute

A selling agent is paid by the seller to get the highest price the market will pay. That's their job, and good ones are skilled at it. They negotiate every week. Most buyers negotiate a handful of times in their life, usually on the biggest purchase they'll ever make.

We don't sell property. We represent buyers, so there's no conflict of interest on our side of the table.

Emotion is the other risk. Once you've pictured yourself living in a home, it gets hard to walk away from it. We aren't attached to the house, so the price stays set by the evidence.

What buyers ask us before bringing us in to negotiate. If yours is not here, ask us directly.

Ask about my property
01What is a negotiation only buyers agent?

A buyers agent you bring in after you've found the property. We assess what it's worth, set the strategy with you and negotiate the price and terms with the selling agent. We don't run the search.

02How much does a negotiation only buyers agent cost in Brisbane?

It depends on the property. A free discovery call covers what it is likely to cost and whether we're the right fit.

03What if the property is going to auction?

Then you need an auction strategy rather than a private negotiation. Our Auction Bidding service sets the limit with you before the day and bids for you.

04Do I need finance approval first?

It helps. An offer backed by pre-approval carries more weight with a seller, and it tells us how firm your limit is.

05Do you ever act for the seller?

No. We represent buyers only, so there's no conflict of interest when we negotiate.
