Newstead in short

Newstead sits 3.6 kilometres north-east of the CBD, between Breakfast Creek to the north and the Brisbane River to the east. The northern and western parts along Breakfast Creek Road remain commercial. The homes cluster toward the river, on land that stayed industrial until developers rebuilt the gasworks site and the old rail corridor.

Newstead absorbed Teneriffe in 1975. Teneriffe came back as its own suburb in February 2010 and took most of the converted woolstores and terrace stock with it, which is the likely reason Newstead now reads as 99.2% apartments. Any Newstead record between 1975 and 2010 covers both suburbs, so a long price series crossing 2010 compares two different maps.

Newstead House at 199 Breakfast Creek Road dates from 1846 and is the oldest existing home in Brisbane. Its grounds are Newstead Park, which is public; the house charges admission. The Breakfast Creek Hotel a short walk away and the heritage-listed Waterloo Hotel at 4 Commercial Road are the other survivors of that era.

The unit median is $950,000 across 322 sales over the past 12 months on CoreLogic data, up 28.4%. At that volume, this is the number to work from. It still covers a one-bedroom investor apartment and a three-bedroom riverfront one, so the building and the outlook move a price further than the suburb average suggests.

The Newstead house median, and why it sits below the units

The same feed publishes a house median of $917,500, down 2.3% over the year, from 32 sales. In a suburb the Census records as 0.2% separate houses, those 32 sales are almost certainly townhouses and terraces rather than detached homes. That is why the house figure sits below the unit figure, and it is the one median in this guide we will not quote without the explanation attached.

Newstead rents, and what we could not verify

Who Newstead suits

The median age is 33 and renters occupy 68.9% of homes. Lone-person households make up 40.8% and families 47.7%. Most buyers here want an apartment for one or two people, or yield from a deep rental pool close to the city.

If you need a yard, a driveway or a primary school inside your own suburb, Newstead has none of the three. Ascot and Wilston fit better, and we cover both.

Getting around Newstead

Newstead has no railway station and no ferry terminal of its own. The Bulimba Branch line that once served it closed on 31 March 1990. The nearest wharf is the Teneriffe terminal on Commercial Road, which sits in Teneriffe rather than Newstead, so a listing that advertises a ferry at the door is describing a walk.

From that terminal the F1 all-stops CityCat reaches Riverside in about 32 minutes, running downstream through Bulimba, Hawthorne and New Farm Park first. The F21 crosses to Bulimba in a few minutes on KittyCat vessels. The 60 Blue CityGlider and the 199 both terminate at the same wharf.

Breakfast Creek Road is the arterial, and the reason the northern edge is commercial rather than residential. The suburb is long, and the creek end and the river end are different propositions. Walk the route from a specific address to a specific stop before you count on it.

Newstead school catchments

No school operates inside Newstead, and the state primary catchment splits. Addresses south of Breakfast Creek Road fall to New Farm State School; addresses north of it fall to Ascot State School. Fortitude Valley State Secondary College covers Years 7 to 12 across the whole suburb.

We checked this against the Queensland Government catchment map for 2026 and 2027 and the split holds in both years. Any guide that gives Newstead a single primary catchment is wrong for half of it, and the two schools are not interchangeable.

Both run enrolment management plans, so an in-catchment address is what secures a place. Boundaries move. Confirm the catchment for your exact address on EdMap, and the current enrolment rules with the school.

Living in Newstead: Gasworks, Newstead Park and the creek

Gasworks Newstead is the precinct the suburb runs on, built inside the old gas holder of the heritage-listed gasworks and managed by Dexus. It has restaurants, cafes, a supermarket and a public plaza, with Italian Street Kitchen, Ping Pong, Mecca Bah and Reef Seafood and Sushi among the tenants. It is also the closest full shop for much of Teneriffe.

Newstead Park holds the Australian American Memorial. Its foundation stone went down on 3 May 1951, with the unveiling a year later; MacArthur ran his Pacific headquarters from Brisbane. The Breakfast Creek Hotel sits at the creek end, and Booroodabin Bowls Club on the corner of Breakfast Creek Road and Edmonstone Street is the other long-standing local.

Where the value changes inside Newstead

Newstead is small and new, so the differences that cost money sit between buildings rather than between streets. Check four things before you offer.

  • The scheme decides your holding cost

    Almost everything here is strata. Sinking fund balance, defect history and levies differ between schemes built within a few years of each other. Read the body corporate records and the last two sets of AGM minutes before you are attached to the apartment.

  • The commercial edge is still commercial

    The northern and western parts of the suburb along Breakfast Creek Road are mostly commercial. That brings traffic, and it means a developer can turn a neighbouring site into a use you did not plan for. Check what is zoned and what is approved on the surrounding sites as well as on your own.

  • Water on two sides

    Newstead is bounded by Breakfast Creek and the Brisbane River, and Council maps creek, river, overland flow and storm tide flooding across the city. In riverside apartment stock the damage in past events ran through basement car parks and ground-floor electrical and fire plant, which can put a building out of use while the homes above it stay dry. Run the Flood Awareness Map and a FloodWise report on the exact address.

  • Aircraft overhead

    The second Brisbane Airport runway opened in July 2020 and put hundreds more daily flights over inner-city suburbs. Airservices logged 9,727 complaints across 169 Greater Brisbane suburbs between July 2020 and February 2022. The Package 3 changes announced in July 2026 help about 140,000 residents in Redcliffe, southern Moreton Bay, Bribie Island and Logan. No source names Newstead either way, so check the address on the Airservices noise portal instead of trusting a suburb-level claim.
