A vague brief is the most expensive thing a buyer can bring me. If we cannot say no to a property in under a minute, we are not ready to say yes to one in a day, and in this market that is the speed you need.

The brief is also what keeps emotion out of it. When the rules are written down before you walk through the door, you are comparing the house to the plan rather than to how you feel standing in the kitchen.
