Hawthorne in short
Hawthorne fills the inside of a river bend in Brisbane’s inner east, with Bulimba to the north, Balmoral and Morningside to the east and Norman Park to the south. The city is about three kilometres away across the water and 6.5 kilometres by road, so the ferry saves you more time than the map suggests.
William Baynes bought much of the land in 1875. Estates came up for sale from 1885, and the suburb filled in after about 1916, the year Lourdes Hill College opened on Hawthorne Road. The tram reached the corner of Wynnum and Riding Roads in 1925. Most of the houses you see today date from those decades: interwar Queenslanders, many on generous sites, with post-war houses and newer builds in between.
The 2021 Census counts 61.7% of dwellings as separate houses, 11.7% as townhouses and 26.2% as apartments. Council’s traditional building character overlay covers most of the suburb, and a large share also carries the stricter Local Character Significance layer. The old houses stay standing, so Hawthorne adds few new houses from one year to the next.
Hawthorne house and unit prices
The Hawthorne house median is $2.26 million from 76 sales and the unit median $1.03 million from 51, on CoreLogic data for the 12 months to July 2026, read on 21 October 2026. Houses make up most of the sales, so the house median is the firmer of the two numbers.
Hawthorne house prices
The house median of $2.26 million is up 3.4% on the year before. Cotality figures published by Madd Loans for the 12 months to June 2026 put it at $2.34 million from 82 sales, $80,000 higher on data one month older. Either way, house prices moved sideways this year after a strong run.
The same Cotality series had the median at $1.67 million for the 12 months to October 2021. That is a rise of about 40% in five years, most of it before the past year.
Riverfront homes trade in a market of their own. Two sold for about $20 million each in late 2024. Those sales fall outside the current window, but with fewer than 100 house sales a year, one result like that can drag the median a long way.
Hawthorne unit prices: read the +28.6% with care
The unit median is $1.03 million from 51 sales, and the same CoreLogic feed shows it up 28.6% over the year. Domain’s sales history shows more three-bedroom townhouses and apartments sold in 2026 than in any of the three years before, so bigger homes account for much of that jump. Treat it as a change in what sold. For the same reason, we leave out a five-year unit figure.
Hawthorne days on market and rents
Houses take an average of 28 days to sell and units 20, on CoreLogic data. Madd Loans puts the medians at 31 and 17 days. Median rents run around $1,150 a week for houses and $675 for units, for gross yields of about 2.5% and 3.6%. At yields that low, owner-occupiers set the prices here.
Who Hawthorne suits
Hawthorne suits families. At the 2021 Census, 51.8% of families here were couples with children, and the median household earned $3,029 a week against $1,675 for Queensland. The median age is 37 and about a third of homes are rented. The typical buyer is upgrading from an apartment or a smaller house and wants a yard, a verandah and a ferry to work.
It suits you less if you want a full shopping centre at the end of the street or one simple school catchment. If Oxford Street is the point of the move, our Bulimba guide covers the suburb next door. If you are weighing a river apartment, read our Teneriffe guide.
Getting around Hawthorne
The Hawthorne ferry terminal is heritage-listed and sits in Hardcastle Park at the end of Gordon Street. On the current TransLink timetable, the F1 all-stops CityCat reaches Riverside in about 22 minutes, and the express F11 between Apollo Road and Riverside does it in about 15. The F21 cross-river ferry gets you to Teneriffe in about seven minutes, for the woolstore restaurants and the 60 CityGlider.
By bus, the 230 and 232 are the busiest routes through the suburb and run along Riding Road toward the city, and the N226 NightLink covers late nights. Morningside is the nearest railway station, a little over a kilometre from the middle of Hawthorne and closer from the southern streets. No state-controlled arterial runs through the suburb, so the inner streets stay quiet.
Hawthorne school catchments
There is no state school inside Hawthorne, and the primary catchment splits three ways. On the Queensland Government’s catchment data, current at 22 July 2026, Morningside State School covers most of the suburb, Norman Park State School takes the southern part, and Bulimba State School takes a thin strip along the northern edge. For high school, Balmoral State High School covers almost all of Hawthorne, with a small southern sliver in the Coorparoo Secondary College catchment.
Morningside, Norman Park, Bulimba and Balmoral all run enrolment management plans, so you need an in-catchment address to secure a place. Lourdes Hill College, a Catholic girls school, has been on Hawthorne Road since 1916, and the nearest Catholic primary is Saints Peter and Paul’s in Bulimba.
The lines cut through the suburb, so a listing that says "Bulimba school catchment" may be right for one house and wrong for the one around the corner. Confirm the catchment for your exact address on EdMap, and the current enrolment rules with the school.
Living in Hawthorne: Hawthorne Road, the cinema and the parks
The village centre is the stretch of Hawthorne Road around Lindsay Street. Its anchor is Cineplex Hawthorne, a three-screen picture theatre built in the 1940s that still runs daily sessions. Further along at number 285, Hawthorne Garage is the grocer and deli locals use for coffee and bread. Hawthorne Road has no shopping centre, so most households drive for the weekly shop, and Oxford Street in Bulimba is next door when you want more choice for dinner.
Hawthorne Park on Riding Road has a full-size oval and a fenced all-abilities playground, and Hardcastle Park wraps around the ferry terminal on the river. The streets between them are hilly in the south and flatter toward Bulimba.
Where the value changes inside Hawthorne
Two Hawthorne houses at the same price can come with different flood risks and building rules. Check these four things before you offer.
The riverfront is its own market
Riverfront homes trade in the eight figures, with a handful of sales a year, so set the suburb median aside. You price them from a few comparable sales and judgement, and that is where buyers overpay.
Look at the north for overland flow
Council maps river, overland flow and storm tide flooding across Hawthorne. The 2011 and 2022 flood extents here are concentrated along the riverbank and a low corridor in the north, where the Pashen Creek overland flow path runs. Run the Flood Awareness Map and a FloodWise report on the exact address.
The character rules decide what you can build
Zoning changes street by street between character residential, low density and low-medium density, and the character overlay covers most of the suburb. A tired house on a big lot may not be a knockdown, and lot sizes vary more than the streetscape suggests. Check the zoning, the overlay and the lot plan before you pay for land value.
Stand outside for the aircraft noise
Residents in Bulimba and Balmoral have reported more aircraft noise since Brisbane Airport’s parallel runway opened in July 2020. Hawthorne sits between them. Inspect at different times of day and check the current flight-path tools.
Why use a buyers agent in Hawthorne
Pricing Hawthorne is hard. Two readings of the same data a month apart put the house median $80,000 apart, and the unit median moved with the mix of what sold. A suburb average will not tell you what a particular Queenslander on a particular lot is worth.
Hire a Hawthorne buyers agent for the checks as much as the search. We inspect in Hawthorne and confirm the catchment, the overlay and the flood history before you commit, and we price from what comparable houses on similar lots sold for. Some of the best family homes here sell before they reach the portals, and our relationships with local agents get you a look at those.
About this data and when we last checked it
Prices, sale counts, price change, days on market, rents and yields are CoreLogic figures published by Your Investment Property, read on 21 October 2026 for the 12 months to July 2026. The second house median, the five-year comparison and the median days on market are Cotality figures published by Madd Loans for the 12 months to June 2026 and to October 2021. The unit sales mix comes from Domain’s suburb sales history. We could not read PropTrack’s figures on realestate.com.au, so no third provider confirms the medians. We leave out automated estimates.
Population, age, dwelling mix, family and income figures come from the ABS 2021 Census, which is now five years old. Ferry and bus details come from TransLink timetable data valid from 21 October 2026, and school catchments from Queensland Government catchment data current at 22 July 2026. Verify flood history and flood likelihood for the exact address on the Brisbane City Council Flood Awareness Map, with a FloodWise Property Report for technical levels. No guide replaces that check, and nothing here says a particular street is safe.
Buyers ask us
Is Hawthorne a good suburb to buy in?
Yes, if your family wants a character house, a ferry to the city and Bulimba next door. Character controls protect the streetscapes and few houses come up for sale, which has kept values high for years. Look elsewhere if you need a single school catchment or a shopping centre you can walk to. If you are buying on the riverfront or in the northern streets, run extra checks on price and flooding.
What is the median house price in Hawthorne?
About $2.26 million from 76 sales, on CoreLogic data for the 12 months to July 2026, up 3.4% on the year before. Cotality data one month older puts it at $2.34 million from 82 sales. Riverfront homes sell for many times that, and one riverfront sale can shift the median by itself.
What is Hawthorne like to live in?
Hawthorne is quiet and leafy, and half its families are couples with children. The village strip on Hawthorne Road centres on a 1940s picture theatre and a grocer. Hawthorne Park has an oval and an all-abilities playground, the CityCat leaves from Hardcastle Park, and Oxford Street in Bulimba is next door for dinner.
What are the school catchments for Hawthorne?
Hawthorne has no state school of its own. Most of the suburb is in the Morningside State School catchment, the south is in Norman Park, and a thin northern strip is in Bulimba. Balmoral State High School covers almost all of it for secondary. All four schools run enrolment management plans, so check your exact address on EdMap.
Is Hawthorne expensive compared with the rest of inner Brisbane?
Yes, for houses. A $2.26 million median puts Hawthorne in the same bracket as Bulimba, and the riverfront ranks among the most expensive in Brisbane. Units cost less at about $1.03 million, though that median mixes small apartments with large new townhouses.
Does Hawthorne flood?
Parts of it. Council maps river, overland flow and storm tide flooding across the suburb, and the 2011 and 2022 flood extents are concentrated along the riverbank and a low corridor in the north. The ground rises toward the south. Check the Flood Awareness Map and order a FloodWise report for the exact lot.
What is the difference between Hawthorne and Bulimba?
They share a river bend, a character overlay and many of the same buyers. Bulimba has Oxford Street, its own state primary school and more apartments. Hawthorne is quieter and has a higher share of houses, but its primary catchment splits three ways. House medians in the two suburbs sit close together.
Can you knock down a house in Hawthorne?
In most cases, no. Council’s traditional building character overlay covers most of the suburb, and many streets carry the stricter Local Character Significance layer. You need Council approval to demolish a house built before 1947, and Council writes those rules to keep character houses standing. Check the overlay and zoning for the lot before you price it as land.
